Bloomington residential projects see mixed-bag of approvals

Plans for a co-housing project, 146 homes near West 17th Street and a larger Meadowood assisted care facility all advanced Monday night — in one fashion or another.

Petitioners at the Bloomington Plan Commission meeting received a mixed bag of approvals. While some have been given the permissions they need to dust off their hard hats, others face additional reviews before any dirt gets turned. Nearly 100 units of shared living space will replace some long vacant buildings, the city council will get a crack at a neighborhood deemed “too student-oriented” and Meadowood will have to come back for additional reviews before it can move on from its assisted care living facility to a requested 20 townhomes on the city’s north side.

Co-housing approved 

Commission members voted to allow JBMF LLC to build three buildings at 913 N. Walnut St., as well as 910 and 916 N. College Ave., to be used as co-housing units. The site plan met all code requirements, so even if the city’s plan commission members voted to hear the details of the project, they wouldn’t have been legally allowed to deny the proposal. As a result, the three- and four-story buildings were approved for construction near downtown.

The two commercial and one residential buildings that currently sit vacant on the site will be demolished to bring bring 99 bedrooms with 29 parking spaces between two of the city’s busiest streets.

One neighbor during the public comment period questioned the impact such a development would have on the traffic safety in that area. After hearing those concerns, the commission voted to allow the shared housing format to build.
